President Report
A reminder that lot owner vehicles are not to be parked on the street. Three notices of violations and a $20.00 per day fine will be given commencing the date of the initial notice. Any altercations for home exterior projects must have an altercation application submitted 15 days prior to the start of the projects. If the application is not submitted the homeowner will be subjected to a violation notice and a fine.
Additional reminder for homeowners to register and view the community website. There is a host of important information updated regularly.
Treasury Report
· Checking account $13,706.86; Savings $20.226.19; Certificate of Deposit $10,00.00- Balances as of 31 December 2023.
· The approved budget for 2023 was $50, 289.00; The actual budget for 2023 was $51,402.
· The approved budget for 2024 is $142,234 utilizing the increased assessment of $1392.00 per home. Operational expenses include legal, deposit fees, office supplies, postal charges, PO Box, property taxes, trash, service charges, capital improvement project, community appreciation, electric bill, ground maintenance, and insurance.
· CMS (CLARK MILLER SIMSON) will be the financial management company commencing on 1 March 2024. Their role and responsibilities include: handling financial records, billing and collection of association dues, letters will be sent to community members mid-February.
-Once notified, please set up account and new assessment will start on March 1, 2024.
QUESTIONS FROM COMMUNITY:
Mr. Robinson wanted to know how the Board will handle homeowners who are delinquent on HOA dues. The President and Vice President explained the process of communicating with the homeowner. They also explained the process of placing liens on property will use the HOA attorney as a last resort if the homeowner is unresponsive with communication efforts from the BOD. Mr. Robinson also explained his disdain for Ambers Trash Service and wanted to know why the community signed another contract with them. The President and Vice President explained Amber is the only trash service that services our neighborhood communities. The Vice President offered Mr. Robinson the option to do his own research to find another company if he liked. Mr. Robinson agreed.
Mrs. Willet wanted to know if dues can be put into escrow until work in the community is completed. The Treasurer (Robyn) responded to question letting Mrs. Willet know the dues are needed to fund the work and bills of the community.
A few community members feel the increased amount reflects the tennis court not being completed. The Treasury, President, and Vice President informed the community the Association has to be compliant with House Bill 107 and cannot change things that happened in previous boards.
Ms. Henderson asked how long the state gives to fund the association appropriately. The board members reiterated the higher amount is for 2024 and subsequent years will be less. (We have three years to fund the reserve at the level the reserve study indicates. However, there is no proposed budget for 2025 to have solid numbers.
OLD BUSINESS
The Mobile Library will be in the community 1/31 from 3:30-4:30. The board encourages everyone to stop by and say hello to the library team.

Note: There were three emails that were sent by Associate members voting for every person nominated on the ballot sheet.
Community Appreciation Awards
Jesse Powell has been on the Association Board for more than 20 years. The community provided him with a plaque and certificate of service. There are a host of other community members who were given awards for helping to make the community better.
Community Raffle: 3 Community Members will win 5% off assessment fees. The raffle was conducted by electronic spin.
