MINUTES FROM CARRIAGE CROSSING BOARD MEETING August 10, 2023

INTRODUCTION: The Carriage Crossing Board Meeting was chaired by Gwen Rhett.

New Business: Financial

  • ●  There are still some delinquent HOA accounts that need to be rectified. Board reviewed

    current aging report for 8/9/2023. Current Carriage Crossing bank is merging with another bank. Merger should be finalized by 9/11/23. At that time the bank will be able to introduce a bank link that may provide alternative options for payments through the website.
    25,000 checking balance

    46,000 savings balance
    Items paid: Balance for National night out, attorney’s fee, Amber’s trash, & landscaping

  • ●  Website
    Carriage Crossing website is operable.

  • ●  Tree removal
    Any resident that has a tree that falls during a storm has 30 days to get the tree removed . After 30 days a violation notice will be sent. If the 30 day time limit cannot be met please reach out to the board for an extension.

  • ●  Gazebo
    Rising Phoenix accepted the work for the gazebo repair. The contract needs to be redone to update specific colors. The cupola colors need to be earth tone. The project will start in late September. Insurance will cover 7k from the claim, remaining funds will be taken from the HOA budget to complete the project.
    -A new announcement board is being priced out along with a covered park bench for the corner of Carriage Corner and Trotters Glen.

  • ●  Other items
    -SDAT reflects one lot that still has the previous owner's name attached to property that HOA paid an attorney to transfer. Members of the board believe the items haven't been updated yet. Will follow in the future.
    -Carriage Crossing board will work to ensure there are historical records for future board members to utilize.
    -Home inspections went well. Any resident with violations will have until September 16, 2023 to resolve those items. If the deadline cannot be met, please contact the board for an extension.
    -Mobile library will be in community on September 4, 2023 from 3-4pm

● Tennis court
Board will poll the community to list items they would like to see that space converted to. Once the poll has concluded, the board will calculate the top three items and present them to community to vote.
The vote will take place at the annual meeting. Residents must be present via in person or via zoom for vote to count.

** you can’t complain if you don’t participate in the voting process**
You will be reminded 90,60, and 30 days to ensure that all residents are notified.
