President Report
CCCA HOA ATTORNEY-BOD has hired Justin Cameron, Esq. as of May 1. Cameron has significant experience with homeowners association laws. We are confident that Attorney Cameron will represent the best interest of the CCCHOA.
Reserve Study-Completed and report has been submitted. BOD will present a report to the Community on Saturday, July 15th, Charlotte Hall Library Meeting Room. This will be a hybrid meeting.
Website-Neighbors please continue to register and view our community website on a weekly basis. New content is added every week.
Covenant/Bylaw Violations - Most of the neighborhood has complied. Please be aware of vehicles parked on grass, trailers, commercial signs and the upkeep of your grass. The Board has voted that neighbors do not have to submit Applications for Exterior Alteration if it is Hail damage from April 6th. All other applications MUST be submitted for approval,
Front Entrance - The Board hopes that the Community is pleased with the progress of the front entrance. Your BOD is at work! Thank you to those who assisted on planting and watering day!
Treasurer Report- See Attached Balance Sheet
Treasurer reported that Gheen accounting will be sending out notices of balance dues.
Discussion that neighbors need to pay their HOA dues Pursuant to Carriage Crossing Community Bylaws Article VI Section 6.01. Expressed a concern of those who are paying, that they are not paying for others amenities. Strongly suggested that these accounts are turned over for collections if they do not comply with a payment plan and/or pay when due.
Unfinished Business
Community Yard Sale, Saturday, May 20th, 7:30am-Set-Up, 8:00am-12:00pm-Yard Sale, Gazebo Area-Overflow along Trotters Glen, Signs will be posted on rt. 381
Food Trucks - Scheduled 2x per month. Laurens Lumpia- June 14th; Big Boys Taco-June 22nd; Mikes Grill - August, 2023. Sweet Treat - August, 2023. Brandy is confirming that All food trucks are licensed in Charles County for small business prior to scheduling for the community.
New Business
Plant Watering Committee-Front Entrance –Thank you to the neighbors who have volunteered to water the front entrance plants. If anyone else is interested, please send us an email and we will place you on the watering schedule.
Architectural Inspections-The last Architectural Inspections were conducted in 2021. The next Inspections will be conducted in July/2023. Please ensure that your home complies to the CCCA Covenants prior to Inspection.
Gazebo needs repair/replacement - Roof shingles, floorboards, steps, etc. BOD is working on this as the next project. Waiting on Insurance Claim as it sustained hail damage, April 6th
Suggested to include the front entrance sign in the Insurance Claim estimate.
Soliciting Writers - to contribute to the webpage Kids Korner and Seasoned Neighbors page. In addition, we are looking for anyone to assist in enhancing the contents on the community webpage. Would like to add help wanted pages etc.
Miscellaneous
Suggested by community members to include the front entrance sign for hail damage.
Suggestion to place a yellow caution sign around tot lot for safety reasons. Concern of safety as well as legal ramifications for damaged equipment. BOD will contact the HOA attorney for clarification.
Discussion on metal roofs being installed in the community. Is it in our bylaws? Some community members were concerned about the continuity of shingle roofing in the neighborhood and how metal roofs would stand out. Community members asked the Board if they can explore the possibility of vinyl and metal roofs.
