INTRODUCTION: The Carriage Crossing Board Meeting was chaired and opened virtually at 7pm by Gwen Rhett.
President Report
Community is looking to seek restitution for the vandalized front entrance sign. President reminded the community to register and view the website on a weekly basis to ensure they obtain the most up to date information, meeting minutes, budgets, treasury report, etc. Notice was given that letters will be mailed to community members in December outlining annual meeting agenda and other important info. A reminder that property owners' vehicles should not be parked on the street. The first offense is a notice, the second offense will result in a fine. Exterior alteration applications must be submitted 15 days prior to the start of the project. First offense is a violation notice, second offense will result in a fine.
Treasury Report
The community currently has $ 78,825.37. As of October 9, 2023, there are 16 homes that are delinquent in association dues. Property owners may receive liens on property through the HOA attorney for the association.
Old Business
Gazebo project completed 9/29/2023; Mobile library will be in the community every three weeks. Next date is 11/8/2023. A reminder will be sent prior to the date. Final food truck of the year comes 10/20/23. It is Lauren Lumpia coordinated by Brandy. In conjunction with a Toy Drive for Children's Aid Society, Waldorf, MD. Lauren Lumpia will be giving a 10% discount on all unopened Toys donated. Each participant will receive a raffle ticket for a chance to win a gift card. Toy Drive has been extended to November 12th.
New Business
Holiday decorating contest. The winners of first and second place will win gift cards. Presentation of reserve study laws and dues for 2024, 2025, & 2026. A video was provided as to why an HOA needs money in a reserve account. The reserve study was shared with the community and attending members were notified of the proposed project items to be replaced/upgraded: entrance electrical, tot lot, tennis courts, for replacement or repair and at what time frame. Items to include announcement board, reshingle shed, electrical work, demo/regrade tennis court area, demo tot lot, pedestrian bridge. Dan and Travis (current board members) offered to demolish tot lot, and bridge in order to minimize projected cost. This offer will not change the projected FY24 budget. Their offer will be discussed and voted on by BOD at a later date.

QUESTIONS FROM COMMUNITY:
Why is Ambers trash service used and what is bulk trash policy? BOD has reached out to Amber’s and is currently awaiting a response. BOD has also reached out to Evergreen Disposal, Waldorf, MD. for an estimate.
