MINUTES FROM CARRIAGE CROSSING GENERAL MEETING

                                                      NOVEMBER 16, 2023


Board Members in attendance

INTRODUCTION: The Carriage Crossing Board Meeting was chaired and opened virtually at 7pm by Gwen Rhett 

President Report

  • A reminder that minutes are posted monthly on the website. Please read them and feel free to ask questions. Letters will be mailed to the community next month outlining the annual meeting January 20, 2024, at the Hughesville Fire Station. No general meeting in December. 

  • The board looked into the concerns of waste collection, but we are under contract for three years with Ambers that is currently up for renewal. Waste Management does not service our area and Evergreen was a no show for the appointment to provide a bid for the community.

  • In January the community will vote on a new board as well as bylaws amendments. There are 3 members at large openings to be filled.  These are volunteer positions with the reward of giving back to your community.  Please reach out to carriagecrossingmd.com@gmail.com if interested in serving on the BOD.

  • The board would like the community to be involved in the tennis court committee. Teresa K volunteered to lead the committee.

Treasury Report

  • The community changed from Community Bank to Shore United bank. The was due to a Bank merger. 

  • A  high yield CD of $10,000 was opened. 

  • Total assets $61,009.48 of November 16, 2023; Accounts payable until end of year $7,270.61- trash is currently the largest expense for the community. 

  • Total liabilities and equities to date is $74,309.48.

  • As of November 16, 2023, there are 16 homes that are delinquent in association dues. The HOA attorney has sent out Notices of liens to four of the lots that are delinquent.

  • The HOA reserve and operational expense is $68.00 month + $48.00 operational= $1,392.00. This is for 2024 only. This is to get the HOA funds in compliance.

 

--BOD notes: The BOD proposed the Treasurer will maintain QuickBooks Essential. The board will hire a CPA to prepare taxes and provide a compilation of financial statements. On the call 6 Board members voted yay for the purchase of QuickBooks; still awaiting vote from the final member.

Old Business

  • Mobile Library will be at the community entrance on 11/29/23, 3:30-4:30

  • Toy Drive raffle winner is Chris Tolson; It’s holiday season and the BOD would like three volunteers who will not be decorating their homes to be judges. Judges will drive in the community on 12/17/23 between 7-9pm to view decorated homes.

QUESTIONS FROM COMMUNITY:

Has there been an update on restoration of the entrance sign? Yes, there is progress, and the community will be updated in January.

Will association dues be paid twice a year or monthly?  Dues may be able to be paid quarterly or bi-annually. The community will have an update in January.
